The key is making the property desirable enough and priced for the best types of tenants.I'm crunching lots of numbers and getting my head around a lot at the moment as I learn more, but the core of the model hasn't really changed since I conceived of it.Obviously finding cash is the big looming missing piece right now (although I'm sure there are lots of missing pieces).Thanks, I look forward to meeting all of you locals!

You can’t choose to sell an interest in a DST like you can choose to sell a direct owned NNN Walgreens.The usual order of operations for my clients is:1) Choose when to sell and how much to sell for2) Engage in a 1031 Exchange and purchase a DST interestThis can help alleviate some of the stress of finding the right NNN replacement property you want to buy and then being forced to sell in a time crunch.

I believe the market in Downtown Fort Lauderdale will continue to be be very lucrative for rents and will only continue to appreciate, but at what rate is anyone's guess.So the dilemma is whether to save approximately $25,000 in capital gain tax alone by selling this year and finding a better investment vehicle for the profit without the time crunch of a 1031 exchange, or count on the long-term appreciationThanks in advance for any advice.

:)I've been getting tons of emailed leads from a wholesaler I met 2 wks ago and I've been trying to crunch numbers on the deals they give me (this is just one of the many) but the numbers never seem to work out.
