However, I am fortunate enough to still be getting paid.I would really like to use my spare time to "internship" for someone in some capacity and develop some news skills through real hands on experience.

Afternoon BP,        I was just wondering when I sell a stock if I immediately reinvest it would that spare me of paying any capital gains? 

Bought a SFH the year after I graduated college and started renting out the spare bedrooms.

I also have a spare ~100k I could invest or pay down this rental loan to get it cash flowing better. 

Hopefully its something like LVP and you have some spare planks on hand to reduce the cost.

I would love to rent out a spare bedroom but as I understand it, that changes the type of property to an investment property and therefore invalidates the 250k capital gains exclusion.
