I am in Portland Oregon and found a local deal which has been very difficult for me. $770k and not a rehab, rented already with tenants wanting to stay. I have a buy and hold portfolio but this is my first investment property. I live in my third home renting out extra rooms. First two houses are fully rented with a basement being finished for more cash flow.
