You need income to qualify for loans, you can learn how to manage rentals well (something most landlords never do), you will figure out which communities/properties make the best investments, can earn an above-average paycheck, and may even find some investment properties before they hit the market.

If they’re financing, the process already takes time, so a slight delay probably won’t matter.If the home is vacant, maybe they can move some things in as a short-term tenant until closing (if their lender and community allows it).

Especially in the Hispanic community, they will call their cousin if you need a drywaller. 

That way you know they are active in the BP community!

However, if they can adopt most/all your properties I think you also established a stagged approach to increasing their rent.

Your location, your list, your approach, market conditions, time of year etc.The only thing I can tell you with 100% certainty is you'll need to SMS a lot more people than you will need to cold call.

Each town has its own benefits and drawbacks, so be sure to research them based on your rental approach.
