@Gerard Scranton - we have gone the partner route in similar situations in the past by giving an equity stake in exchange for cash and labor.I would find the nastiest houses in need of work and put up 50% of the combined purchase price and rehab cost and then I’d bring in a contractor partner to bring in the other 50%.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

Not enough info is provided to make a determination, but I have fear of the low cash flow combined with appreciation that has not kept up with inflation.

read your HOA documents, typically this would be the responsibility of the association as the meters are common area elements, but without seeing those docs everyone would be guessing.

Lower ADR and lower occupancy combined with the higher interest rate is what is really making most STR deals not work out.Having said that, it depends on what your goal is.  

For material participation, would our combined time in the property need to exceed 100hrs and greater than anyone else?
