Build to sell. Spec house funding.

I have all the elements needed to build a spec house to sell. Husband and wife agents with luxury brand, own a construction business, licensed General Contractor, retired army officer, successful spec projects in 2004(money was easy then). My business is too nascent to qualify with standard funding. The Tampa Bay Area is bottlenecked with homebuyers. Where do I look from here?
