Hi Dawn,Thanks for your message and comment.The entry price is quite low even for a C or D class purchase so the risk is minimum.He could actually get a 30-40% net return if the tenant stays for a year.It really is a shot in the dark.Thanks and have a great day.

It has the potential to net around 15% cash on cash IF I can refi it at around current market rates in a year or two, if not, it’ll be more like 6% (which, sadly, is pretty standard for the area) until inflation pushes rents up.Would you bet on this thing?
