Hi everyone, I listed multiple properties in Rotonda West, Florida.

I've found the best deals are rarely where you are especially on the west coast.

It's all up and down the west coast.

I have cleaned up a number of these deals over the years.. they are all great when they are working and everyone is on the same page but when they are not.. there is extreme risk to the original seller especially in Texas were a bank or lender can get a money judgement on purchase money loan.. out west not so critical original seller just gets their credit trashed if it was not already.. but there is no money judgement available to the lender for a purchase money owner occ loan in first position.

New or to be built also is OK.For that budget and what you are looking for (ranch style) you may need to think more around Celina, West Texas (Argyle), or North West Fort Worth.Reach out if you need more help. 

We have 4 townhouses east of 75 & Haskell (West of Ross), Built ~ 2007.

Personally I prefer areas where it is not "block by block" like northeast philly, roxborough, chestnut hill, west mount airy, east falls, fairmount, graduate hospital, etc. 

I’m managing 100+ properties mostly STR (airbnb). for STR-friendly areas, West Sac 95605, Natomas 95833-34 and Citrus Heights are ideal!

Sherman is a lender from PA totally different rules and laws and 99% of lenders unless they were in this day in and day out would not really know especially west coast laws.. if this is Oregon deals what your doing is clearly illegal.. if they are all on the same mortgage.
