Besides making our house prettier and more comfortable, something we can enjoy while we are here after the renovation,  all these things will certainly add a lot of value to the house.

And enjoy life to the fullest. 

On the one hand, I realize I just need to let time do it's magic and enjoy appreciation and debt paydown, but I'm looking for ways to continually grow my portfolio by either acquiring more properties or finding ways to generate more income which will be used to purchase more properties.I tried using OPM but that doesn't work for me for several reasons - if I go down a loan route I can't pay it back because of my LTV cap and partnering for equity requires a lot of work in bulding trust and even then it's for a very small share of equity which is insignificant.

Also enjoy high school when you can :)

I would love to continue to flip houses but now having two little boys makes the "live-in" part a little difficult.Outside of real estate and taxes, I enjoy spending time with my family, whether at the beach or in the backyard, and sharing new experiences with my 2 sons. 

Many wont even live till 60.People get blinded by the new shiny toy that they forget, REAL ESTATE IS THE RETIREMENT VEHICLE so why put a retirement vehicle into another retirement vehicle which you can't even enjoy until you're dead or crippled with medical issues.

From my perspective, when I started house hacking, I really enjoyed learning about all of the trades, but as you said-  it becomes harder to do all those things while building.  

I'm particularly passionate about locations west of Gage blvd.Outside of real estate, I enjoy rock clubs, dancing, reading and helping others find their way. 

He was also really enjoying being there in Nashville with his son and grandkids.  

I know in other areas on the country they don't look at anything above 70% of ARV.I tried to fix and flip 4 hours away from where I am, and didn't enjoy it.
