We have a custom fire pit grilling area that is a big hit.Not sure how much the game room and movies room is used but these are certainly big pluses that are used by some of the people.We have a large partially covered front deck where the hot tub is that looks over multiple mountain peaks with plenty of seating.Know what your water situation is.

Two duplexes a couple blocks from me just experienced fire damage due to a neighbors charcoal grill mishap... maybe opportunity there for an owner not wanting to deal with the hassle. 

Piles of scrap metal, hubcaps, discarded grills and appliances, etc, all piled 5+ feet high in front of the house.We never even got out of the car. 

Park grill all the way baby. 

It appeared they were all in the backyard playing in the pool and grilling (I have a driveway security camera and couldn't hear any noise either). 5 minutes after the 10:00 pm quiet time began, guests were cleaning up in the yard to go inside and neighbor verbally attacked over the block fence wall letting them letting them know she was sick of vacation renters.

I thought that was high and grilled them for over an hour on the particulars. 

Even things like a grille means your housekeeper has to deal with it.

We just had a strange/unsettling experience with an Uber driver when we left our Airbnb to head to the airport in Kissimmee, FL - got grilled on if the place was an airbnb and if anyone was staying there by the driver.
