It was a long drawn out escrow thanks to the appraisal and a holiday, but it's finally closed.

It is a Ski town in the winter and a mountain biking/outdoor activity location in the summer. 

I work as a crop duster during the summer in Northern MN and take the winters off living in Colorado for the ski season. 

(vapor barrier and foam insulation)* Ridge vent is totally clogged with dust, dirt or something that is preventing flow* There is a heat cord on the roof below where the furnace is located so I am sure the roof is hot in the winter and melts the snow which causes ice damn in the section.* vents and returns are in ceiling..so won't the heat come down and go right back up the return?

Gas bills tend to get huge when they go unpaid over winter (PUC in PA has moratorium on shut offs until April 1).

@Kirsten Ostby- As property managers in Fayetteville, we begin experiencing this as the fall/winter months begin.

I believe I can fill it with cars to store over the winter season which should cover the note, insurance, taxes, etc.

If lease is renewed in winter/fall, we will renew w/ a shorter lease so it ends in summer. 

The properties I'm looking into are in my local mountain vacation spot witch is booming in the winter time due to snowboarding and skiing.

Then I change my mind and tell myself that a turn around flip would be the better first deal as opposed to implementing the BRRR method on a buy and hold property but I'm apprehensive about listing a home in the dead of winter.
