@Misti DelMar keep in mind that you are doing an FHA and you have to move to the house and live there for some time before being able to refinance.

The state of Maryland seems to be a high market for this but I continue to be hopeful.  

The changes should be integrated into the website and application by the end of the year. 

Any upcoming or emerging markets that should be on the radar?

A single member LLC is not as big of a deal, but once there is a partner involved, an attorney needs to be as well.

Likely would then just be our home and two more LTRs.I know splitting property is a huge hassle and not sure if it’s worth it - although six homes and the possibilities is very enticing.

@Dawn Miller Great I would follow our system to create 2 notes and calculate the what each note should be.

Fair point - but I will be partnering with someone who has good MF experience.

So we have 3 buckets in my mind - SFH sale (basic), developer sale for the size of land (new to me), business sale (home + business).The most value would be in selling home + business I believe but I have no idea how to market/find potential buyers for such a thing.
