@Kory QuitterTypically you'll have to pay 20-30% down and that's where a lot of investors stay. 70-80% LTV is decently safe, assuming you're cash flowing and have adequate reserves.

I bet someone out there is doing it...Let's say $4.50-6 (low end quotes on smaller singlewide) per mile on top of the typical hookup & setup etc costs.1000miles $4500-6000 extra (vs local  <100 mile move)1500miles $6750-9000 extra2000miles $9000-12000 extraAdd ~ $1000 to that to be safe..for any additional inspection, trip permit, tires, trucker hotel room, etc costs.Based on the seemingly inflated prices of used mobile homes here I do think there may be areas of the country where prices on average might be $5500-13000 less than what I see in my area.

Would like to be within 1 hour to airport, 5 + acres would prefer 10-25, private, safe, partially wooded/mature trees/scenic lot, some kind of inlaw suite or small guest home, total sq ft with guest space 2000-3500 sq ft, $600,000 max investment would prefer lower though.

@rasminjacob what i will tell you is I co-own a construction company that works a lot with investors and we are getting steady jobs in Riverside, not so much cause of Port Covington, but because its the last area thats safe that hasnt been totally developed.

We need to use some safe standards for fixing and flipping across the board for this strategy but ultimately I'm finding more and more is you also just have to find what works for you in your market(s).
