Watch some youtube videos on building the best listsource leads lists. 10 or 20 or 50 properties isn't usually enough to get a really good deal, even with a good personal message.

Find a buddy after watching some youtube videos.

Bigger pockets has calculators on here and they also have a video on YouTube to break down what I did above.

I've been a member for about 5 months now and I stopped due to confusing and fear, but my mind couldn't stop thinking about Real Estate and I keep watching webinars, here, watching real estate videos by Graham Stephen ( the man the recommended here) and Meet Kevin.
