Keep one hand strapped securely, but not so tight that you can't get off before the steer falling on you will break your legs!

My girlfriend and I live in the basement of the property, we rehabbed a bit, but more importantly there's drywall separating the lower level (basement) with the upper 2 levels so there's no common areas being shared.

It can be tempting to get a property that already seems to have some of the leg work done but I have never seen the easy way as the better way.Also section 8 may require you to bring the home up to section 8 standards.

(Amazing deal)   I bought it Knowing that it was a fixer upper and I got it well under market value. 

You could offer to drive for dollars or do other local leg work to bring deals to investors that can’t or won’t.

I will be moving out of my house hack this winter and turning the upper unit into a 12 month rental and keeping the basement as an air bnb.

Lastly, my family wants to buy a second home in Pawley's Island that they can do short term rentals for so I decided I would help by doing the leg work for them. 

Right now I am just beating him up on the price as I have the upper hand in this situation...if his contract expires then I'll go direct to the property owner.
