The method in cold or warm markets will yield less then it would using conventional listing methods - in very hot markets it can yield more.

Don't want you to think the deal took 30 minutes, that's how long it took to talk him into giveng an option, the whole thing took about an hour and twenty minutes, they kept lunch warm and I was late getting it home!
