3) what’s the smallest increase you would do the work of finding a new place, go look at it, pack up your entire house, take a day or two off work to move everything, transfer all the utilities and mailing addresses< etc etc etc?

This will reduce your turn times allowing you to scale much quicker... not to mention reduce the unknow variables that come from having to wait for longer seasoning periods.The main benefit I see with a DSCR Loan is you don’t have to provide your tax returns and provide the documentation on all your other properties.

Plenty of building code considerations I'm sure given hot water heater right there.My first thought to monetize is to lease commercial grade equipment - maybe 2 stackable W/D - with revenue-sharing from a company that would provide the equipment at no up front cost and handle maintenance.

In addition to what Michael said-if you do go ahead with purchasing it, write in the offer that they can not rent out the vacant half, deposit from the occupied side is transferred to you at closing along with prorated rent and get a copy of the lease that has been verified.
