Do you use Realtors for your transactions and do you recommend that I should be getting a real estate license?

I had to go through some crazy things to get to closing, both my buyers agent and mortgage banker said this was one of the more interesting transactions that they've done, my buyers agent even went as far as saying "If every transaction were this difficult, I would not be in the business".

Do I need to worry about sending a check to a title company that is no longer in the loop or will the transaction at closing handle the earnest money?  

There are two separate loans closing (1st & 2nd) at the same time in one transaction (the purchase or refinance).  

They started at $800/month and quickly escalated to $1200/month at which point I expressed some interest.Does anyone have experience with these transactions?

@David B.There is some benefit to using a Custodial Plan - it makes much harder for the participant to engage in a prohibited transaction.

In total we have a home that we could net $50,000tomorrow if we sold (excluding transaction costs).

I know people perform these transaction sans Realtors, but I have heard a ton of different opinions on the subject.
