I do not have a percentage but you will see when you read the other posts that people tend to realize the benefits and then determine that RE investing is something they should consider more seriously.There are many of us in the Bay Area - I recommend attending one of the BP meet ups in SF or San Jose (San Jose has one tomorrow).

In the right neighborhoods over there you can actually get some great rental properties as well.Another Investor Agent I work with has a lot of rental properties in Mesquite and they tend to go quick.

The big advantage I have found to very nice rentals is they they rent faster and tenants tend to stay longer.

The only thing with PDF is that they won't allow you to adjust the font size if reading on the kindle, which tend to be very small.

Do not operate off them- either the for sale or the rent data.For Sale Data Accuracy– I have found that this data tends to be more outdated than realtor.com.

I wouldn't waste my time, unless you're in some high end neighborhood with an HOA and it's absolutely essential.Tenants have a reputation for destroying lawns and landscaping because, um, they tend to do that.

Nicer, cleaner, newer homes tend to make less cash flow, but you attract better tenants and when you take pride in your property the tenant is much more likely to take care of the home, and you have less turnover because your whole business model is around benefiting the tenant and they sense this and enjoy the mutually beneficial relationship.
