I could be way off here, but in the past few years I've seen a shift from getting quality rentals (ones that have a decent chance of making returns across all four wealth generators) at a reasonable rate when the market presets opportunists  to the "freedom number" idea of REI; the idea of pulling "dead equity" out is a symptom.
