IF (big IF) your not in love with your current house you could sell it, taking equity gain tax free (if 2+ years living there already) and then use that money to house hack a bigger or multi property.

If you get some roomates you may be able to live rent free or close to it to help you save for the next one.  

If the other comparable properties on the market are charging $1950-2000 or more then you can feel free to raise the rent by $50.

If it was me I would do a cashout refinance to free up the line of credit and get back some of your cash invested and then rent it to a long term tenant and wait it out .
