Recently purchased my own house for $260k, 3/2 on a quarter acre with a pool, down the street from a park and in a good school district with low crime, and could definitely get $1,500 rent for it.Although, at $250k purchase price, 25% down and a 5% interest rate (typical for investment properties) your monthly mortgage payment will be roughly $1,340 per month.

This new sidewalk will eliminate all of the existing "off street" dirt parking and probably make the property less appealing for commuters.Talk to your insurance agent and see how much insurance is going to run.Talk to the existing property management and get a feel for them to see if they deserve your business in the future.

Also if you purchase a property that has a rent controlled tenant in it...they are grandfathered in even if it is not applicable to you.I would stay away from Takoma Parks multis as TP has rent control beginning at either 1 or 2 units, and it is much much more restrictive than DCs.

Also, a lot of short term renters have a car and so having off street parking is more important to some than proximity to amenities.
