Let's assume kitchen minimum $20k, bathrooms minimum $15k, add at least $10k for walls, floors, miscellaneous, maybe add a parking pad (area doesn't have garages) and that's assuming no major structural issues.

To achieve bigger and better projects, I have a good friend (my plumbing supplier) building an 18 unit, I want to GC that for free, just for the heck of it, and maybe do a sweat equity (10-15%) on the next client.Bottom line is, if you hit a wall, dig yourself under it to get to the other side.
