Hey Ketan, I can't really help you with your question, but just out of curiosity, why do you want a line of credit on your investment properties instead of getting a business line of credit that is unsecured and not tied to an asset?

I have always assumed that this means if I make say 40K at my W-2 job and have a lot of rentals which with depreciation (or say a Cost Segregation Study) show a loss of 50K I can take my taxable income down to $0 and then actually down to a -10K, but if those losses were 80K, I could only go down to -25K, and then the remaining 15K would have to be carried forward.

The price of the property will likely remain the same but you can request credits or items be fixed prior to closing assuming proper contingencies are in place.

Generally speaking this is tied to streamlined refi for government backed loans (VA, FHA, USDA), where you can refi an existing loan into a lower rate without much hassle.I think what you are referring to is refi from a VA into a conventional (Fannie/Freddie) loan to free up your VA benefit.

If purchasing an existing lease it's the remaining term that needs to qualify (must have 30 years or more left), not the original lease.
