BP--I'm looking for best practices on safety measures to reduce crime, breaking and entering, etc.

There may be an opportunity to help them solve a liquidation problem, especially if the other properties are rentals with deferred maintenance.So far, I have performed a good scrubbing of the list as a way to reduce costs and target those who are most likely in need of a solution.

Things like fraud or intentional acts are not in carve outs as much as in law, that carries different issues, indemnifications and penalties.These loans are made, as I mentioned, as an incentive to developers and operators to take a project, without the risks being reduced an operator would not get involved in a project based on it's commercial viability or cash flow aspects.

This one does not not have a garage so I would reduce the ARV based on that.  

But  the end result is the same -- rising interest rates for apartment debt directly reduces the market value of the asset.

The other reduced charges to misdemeanors allowing more prisoners to be released. 

And I could argue that adding texture should DECREASE the total price of the job, as it reduces the amount of required skilled labor.$30-35 per board doesn't seem too bad in a more expensive market (especially the lower end of that range). 

Really look and see what and where you want to go with wealth.To me,Filps are quick riches and Buy/Hols are long wealth-buliders.I perfer the buy/hold because of the benefits to eliminating or reducing my W-2 income 

I expect this would significantly delay or reduce my ability to invest in real estate for at least 5 years or so.I don't expect the cash flows (in the form of increased annual salary) from an MBA program to net positive for at least a decade - and I believe that is far too long a payback period for an investment that could have such a huge impact on my daily life and happiness.Reason 2 - The degree limits my thinking and narrows my career of choice.It was relatively easy for me as a young kid with just an undergraduate degree to make the decision to quit my cushy finance gig and come work here at BiggerPockets for @Joshua Dorkin .  

My question is: do I pay all the property taxes now and then sell the note or sell the note at a reduced price and let buyer pay taxes?
