An opportunity to live in Hawaii presented itself and I decided to make a go of it instead of playing it safe and comfortable, if one can call where I was safe and comfortable. 

As a PM I return calls/emails as quickly as possible or at least say "I'm really busy at the moment I'll call in X time".In any event, acknowledging the contact at a minimum.

Either way, you will likely need to price your current home pretty aggressively to make sure it sells fairly quickly as you are under contract to purchase.

I guess they put it out fairly quick.

You could quickly save some money for a down payment on another house or you could always do a cash out refi and use that money to buy another house as long as you still making a decent cashflow on it.
