I think if you adjust your numbers and if rent could be around $950 you might even need $1,000 to make it look like a pretty good deal.

Hey @Josh Pociask I ran numbers for beachfront condos a few months ago and pretty much everything on the market for a 2BD/2BA condo was $400k+, and they never worked out. 

And pretty new to this but from my learning checklist, I'd say:ARV = 295kMAO (Max Allowable Offer) = ARV * .70% = 206,500So purchase price looks good but there are other factors that need to be considered.What would the mortgage terms be?

I always assumed there was something really wrong with that house since it's pretty cheap and it won't sell.
