Hey BP, looking for someone nice enough to please help me figure out the most important number here, the ARV? Im saying 290k based on the following properties--5 Parker Terrace, Taunton, MA 02780---264 W Britannia St. Taunton, MA 02780----I think its a good deal at the MAX offer , please let me know what you think, greatly appreciated

Hi Steven, just a few things that I noticed

  1. Properties
    • Flipper: 4 bed 2 bath 2k sqft
    • 264 W Britannia St: 3 x 2.5
    • 5 Parker Terrace: 3 x 2
      • I believe that comps should be considered if it sold less than 6 months past the current date
      • The bed & bath should have the same numbers & home sqftage should be around the same as well
      • If the home you are analyzing is really a 4 x 2 you should be able to get more than the 295k stated in the report as 264 Britannia was sold for 320k
  2. Neighborhood Radius
    • Not familiar with this area but the neighborhoods should be comparable. Im from the city and the neighborhoods change dramatically based on the block so just something to keep in mind.

Talking with a RA is a great start in getting more concrete numbers on comps.
