Atlanta is a super popular market for real estate.

Looks good, but in an area where 50K is the avg purchase price I bet you can easily find some good BRRR deals or find some way to add more cashflow without having a huge expense. 

“Transaction Fees” have become popular/the norm for a few years now.  

Now you might be able to go to a more conventional lending route but my bet is you’ll still need at least 25% down. 

Also, you can't go wrong with a neutral palette, it's the safest bet.
