Once you identify what the potential exit strategy is structure terms that will solve the seller's problems but would be attractive to your end buyer. 

Most times people want to know the basic structure anyhow, so this should be a natural step in your process.

This may be a question for the towing company, but someone might know - does she get charged immediately when the truck is called or pulls up, or must the vehicle be physically towed.Do have to make an addendum to the lease and have her sign in it in order to collect the towing fee?  

After two years we would have 23x$2000 = 46k and after 3 years, 35x$2000 = 70k.Is there any way to structure a lease purchase agreement so that we can approach lenders in 24 months and get a 620k mortgage for a 690k home with a 70k down payment (10%).
