Another thing you need to do is to get your financing figured out so you can give the property owner some peace of mind on your ability to close.  

Apple's to oranges there's nothing wrong with a quick flip if it means your peace of mind, but I've been known to roll the dice, and theres nothing sweeter than when a plan comes together.

We are constrained on the west by ocean, South by mexico, North by Camp Pendleton/OC, and East by quickly harsh environment. 

In a zero-rate environment, you don't get double-digit IRRs on a sure thing.

Unfortunately the architecture program is focused more on the design-thinking process and doesn't teach us about the business side of the built environment, and I don't have any more free electives to take a real estate class before I graduate.

Is anyone able to share how the fix-and-flip financing environment has changed over the last few years and what sort of impact those two trends have had?

Hypothetically, what is the best way (for you not me) to invest 1 million dollars in today's real estate environment.  

Even though you have a piece of real estate the one thing many people forget is that it is a relationship business not just transactional. meaning a piece of software is not gonna help you create a relationship with vendors ,tenants , current environment and things like that to be able to help you be successful overtime. 

I was all peace and love and only joined when I realized I wasn't going to receive ANY financial aid or money from my parents to pay for college (this was before unsubisidized Stafford loans).
