Since I started RE I have had my gonads kicked up into my throat on an almost daily basis .. does that count as a growing pain?

I have unlimited access to the MLS, so I take time daily to comb through both old and new listings to see what might be of interest to me and my investor clients!

A team is great for that since they typically have weekly, or in some cases daily, training events.The other things teams tend to provide is leads to get your business going.

And you have back orders for 50 widgets piling up daily.

If I think I can't find a better renter faster I may offer them a low prorated daily cost; any more money I can get is better than it sitting empty.

If the market should fall out from under you then you'd likely be able to charge more for rents due to a myriad of factors that come into play when the housing market collapses.Again, not an expert, but I listen to them daily on the BP Podcast (https://www.biggerpockets.com/...).

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

I get all the all the amenities of Tampa and Sarasota without the higher cost, higher property taxes, HOA fees or traffic for my daily getting around. 

As we have a team of contractors in every trade that we use, some daily, some weekly or monthly, they will all provide estimates and give us opinions for free.
