They have to do work, file taxes, work with an attorney, file the paper work, etc. 

Keep in mind in CA if you go over a certain threshold you need a license or you need a broker to do the actual paper work and disclosures.. 

This property would be in the same state as my current residence, which is a multifamily home.My hesitation on an LLC is the paperwork involved; as a military member, I can be deployed to an area with little to no internet connectivity.

You also need to be well versed on accepting and receiving government assistance for rent, and dealing with paperwork as well as inspections from local housing authorities. 

Ask for their support animal paperwork. 

Has anyone had any success getting a hold of them and getting your paperwork approved?
