Would seem that 12xmortgage_payment + annual property taxes should be a starting point.Be sure to get utilities (water, power, heat) into the names of the tenants too.

Garage has been converted, looks like they added 2/1 in garage, county site shows garage conversion.My buddy is telling me beware, but LTV is great and it's secured by deed of trust w/ power of sale.It almost seems to good to be true, and we all know what that means...I understand this would have to go thru a broker because of usurious rate (12%)This would be reviewed by my RE attorney, before any signing...Thx for your thoughts

If you can train your tenants to change the filter every month, then more power to you........But in the vast majority of situations, that menial task is rarely done by most tenants.....kind of like having your dentist tell you to floss every day :) Some do it, but most wont...at least not on any regular basis for a sustained time.Must be different in CA....or my house...I change the filter every 6-12 months and its is barely dirty.

@Ari Newman that's a pretty good idea basic wireless alarm but I'd probably recommend an arlo go and call it a day as power and signal may not be available.Would offering a kickback to flippers recommending customers services be appealing?
