That part is normal for commercial mortgages; 5 year maturity is common, and 2019+5=2024 is why many are expecting offices to have a rough couple years.Net operating income (NOI) is net profit before the mortgage payment, and determines how big of a mortgage you can get. 

We are very familiar with the local markets, have the lender & real estate connections etc. 

Which entity most efficiently represents AND protects a money lender?

(most banks want 6 or 12 months but some DSCR lenders can do 90 days)

and that return might be low depending on other investments available to you.you can definitely call lenders and start looking at properties and running numbers though.

I would be using a hard money lender for this.
