Really need a reputable/honest company, general contractor or a general repair services one person small business in the San Antonio, TX area that can quickly meet and give me a quote on the the various items I have ready for fixing, right now!

So here is my advice, interview a number, I'd say 4 or 5, ask if you can attend their weekly meetings - that will tell you much more than any interview questions you may have, because they are all trained to answer them really well.This is a big decision, worth it to take some time

Big items to put into the joint venture or operating agreement in the llc :Who will play what role?

You will need to find a good agent to walk through the property, and send you videos (One that you can trust)Get a solid inspection, identify contractors that will give you bids for any big-ticket items prior to you hitting contingency dates.

You start by creating a detailed scope of work, then you get bids on each line item. 

As you probably know, a tenant cannot remove items that are attached or fastened to the building....like sinks and ceiling fans....that is unless they had them installed themselves...But as @Glenna Wood said, it's probably not worth bothering to go after a tenant like this....just lick your wounds and move forward.I bet you screen the heck out of the next one, eh?

Run through Lowe's or Home Depot and see what items like cabinets, fixtures, lighting and the like run . . . keep a notebook and jot these down.
