Not only will I present the clearest analysis of the deal, but I will negotiate the best price at the same time presenting my buyer in the best light as the story of the deal is as important as the numbers from initial offering, due diligence, through closing.

I have always valued the content I have been able to find on the BP forums and I feel I have enough experience and will share my story along the way to help others around me seeking to do similar business.

The property is a 3 story 4000 sq ft triplex that had a significant flood several years ago back.

It sounds like a nice turn around, but my brain always craves the often untold story of money spent out of profit.

As Brandon says “it’s all about  the funnel” .Does anyone have any tips/ success stories and ways that can increase my odds with this?

I'm new to this forum and have searched for posts dealing with this subject.I'm looking for (1) general advice, (2) referral to resources but more importantly (3) 20-30 min conversation/connection to developers (I hope this does not violate the mentor request rules of the forum, I believe it doesn't, but if it does please ignore this 3rd request) who have gone through an adaptive reuse conversion of a multi-story building, preferably a historic building, into self-storage or any other use for that matter.I'm new to real estate development and self-storage, but I've followed the industry for years and have a basic understanding of the drivers/economics.

Even then, we've had clients who have had a great experience with a contractor and then a different client will have a horror story with the same exact guy.
