Try to build meaningful relationship right away to where they like to chat and answer your call.

You can come across a little abrasive and potentially waste everybody's time if you actually put offers like this in writing without a verbal chat first.But if the agents talk and agree that it makes sense to write it up, you should write it up.

The appropriate step is to find a local lender, setup an appointment, then go chat with them about your goals. 

At that point in time, the only two things to stop the deal was my financing contingency or not getting an STR permit.
