I frankly am not so impressed by them because of their very high internal fees, but they can simplify the 1031 process especially for a seller that wants to stay or get out of the active property management saddle.

If the seller won't give it to you for that, decide how much less than ideal cash flow you can live with, or just move on to another deal.You can substitute ROI for Cash Flow, or Internal Rate of Return, or whatever you feel is most important, and do the same exercise.It's pretty much the same as a flip.

Last I heard, the senate/governor passed legislation that basically said state rental laws superseded city/county ordinances/laws and that basically killed the requirement to include the Indianapolis Tenant Rights form that Marion County said you needed to include with all new leases.Is that accurate?

I'd like to read more about it as I've still got time to invest as I am an international student in Canada right now (I can't invest legally until I'm graduated which in my case is December 2021) and which areas should I consider considering the cash flow and areas with a good pool of tenants.I'd like to dig deep into it, I'm open to any suggestions or guidance.
