We have 3 different custom colors for the exteriors of our houses and every interior is painted a modern gray eggshell for the base color and trimmed out in gloss white.

And yes I would prefer to avoid the attorney route but painting them is not only a poor option due the interior panes and glass being installed it will also void the warranty of the window

Things like LTV, credit score, property management experience (if this is a buy & hold) or rehab experience (if this is short term to flip or rehab and refinance), property ownership or number of properties owned, will influence your title.Rates for rental property loans could be anywhere from 6% - 9.99%; short term financing is generally anywhere from 10% - 15%.

This is why property A can be bought at the lowest price due to only 2 out of 9 units are currently rented, however it's in a rural area which can influence future vacancy and, as I described, in a best case the rental income per square meter (or square foot) is the lowest of the 3 deals.

I have seen quite a few SFH in our area placed in such converted homes; you would have to build in the upfit costs into the loan, but if the property is in overall good shape, a few cosmetic and ADA compliance touch-ups, with some interior modifications (mostly plumbing) could work.

Good morning, We always do things in this order:Exterior: roof, doors, windows,trim, paint, finishings (numbering, mailbox, lights, etc)Interior: electrical, plumbing, ceiling, walls,doors, trim ,texture, paint, floors, cabinets & countertops, vanities, appliances, fixtures, finishings Hope this helps.
