It's my thought that its very important to know who your target market is when it comes to a property you're going to invest in.

We have a nice SFR property which we target to professional couples or families here in Oklahoma.

Personally, implementing the above inspection insight, I'd pursue this one at the lowest entry price possible, add more margin than you think you need and accept a steep learning curve.

Im focusing the majority of my energy on Doorknocking, followed by targeted cold calls and then online prospecting.

You may be able to find a small increase in price simply due to your return target being higher than the down stream buyer but I would not suggest you try and use that as a core part of your plan.

Given that this is a C building in a B area, I would target to have 10% cap.
