I dont believe that is how it works. take 2 identical houses in a neighborhood. #1 is used as a long term rental, #2 is a short term rental. now, the money they generate is different, the STR will generate more money (while also having more costs), but their value would both be the same. in fact, a case could be made that house #1 is more valuable, as it has less wear and tear than house #2. 

Fair to take the large appreciation; however, the identical unit next door brought in ~40% more annual revenue and could have an exponential return over the long-term. 

It involved drunken claims that a house would be burned down to collect insurance money, a house actually being burned down to collect insurance money, bank fraud, fraud against the vendor under the land contract, tracking someone down via Facebook in order to sue them, etc.

Many of the things that you mentioned is nearly identical to how Joe Asamoah (BP podcast 356) was able to achieve success with section 8 rentals. 

Drew my set up is identical to what you proposed and I’ve never had an issue.
