You get few, if any, breaks on the fees, classes, insurance, and hundreds other business expenses.

You can put out a promoted Facebook Marketplace listing with pics taken from a decent camera with good lighting and you'll get hundreds of applicants over the course of a week.

If town action in the near future is not likely, from your description, it seems like a safe bet that this owner has likely been approached by tens or even hundreds of investors over the years. 

Probably well over a hundred bodies could be found at the foreclosure cemetery over last 3-4 years of the rehab boom in Austin.

I've spent hundreds of dollars on appraisal and inspection, put a move out notice for my current apartment, made arrangements for my move, etc.

For an extra few hundred $$ per year, it increases your liability insurance on All your policies to $1M (or more).

Why even bother there’s hundreds of local working normal folks in your area that need a place .

Dont be afraid yo spend a few extra hundred on that and be willing to walk if they find a bunch of issues.In my market for a single family in an area I would feel comfortable managing if you factor closing costs at 25% down you might need a little more though not too much.  

You should be glad your initial estimate is $10/month because sometimes those fees can amount to several hundred dollars per month.
