The COA is responsible for a lot of things that you'd be paying for otherwise and while they may not be able to manage their money as carefully as an individual owner and have more overhead they are still covering a lot of maintenance and insurance expenses so it's not entirely throwing your money away.

Don't worry about the due on sale clause, no bank cares at all about the title on a loan that is current and none of the yahoos at the bank know what a land trust is anyway.

They seemed to care little whether you were a cash buyer or not, and therefore not give much of a discount.

Just be careful about taking ANY money from them as that might legally bind you as a landlord/tenant relationship.
