This has turned into a great thread...Tim's point about looking outside real estate is a very good one...while RE will provide semi-passive income (landlording requires some effort), non-RE deals where you put in a good bit of sweat equity, knowledge and expertise can generate many, many times the cash-flow...And the suggestions about loans and notes are great if you're looking for opportunities much more passive than landlording...

Perhaps that would be a solution too...but people would likely just vote for those that promise them the most benefits for the least amount of effort on their generation.

How does this not inspire Libertarians to join the effort to bring the Republican party back to where it is supposed to be?

I would suggest focusing all of your effort, energy, and money on making some money first.

I'm having real hard times getting offers accepted, even those that I know for sure are good deals for the sellers.In an effort to find out what I'm doing wrong I decided to record myself in a couple of calls and revisited the calls later...and I think I may have found one pain-point: my spanish accent sucks!!
