If driving for dollars is your main source for lead generation how many hours a day are you driving?

Because, ( assuming we’re talking about investment property), the property will still have to generate sufficient net income to make the payments on the additional financing; your debt and income ratios will have to be below a certain threshold; and you credit score will need to be satisfactory.

A duplex just generates more cash flow and is almost the same as a SFH. 

You can only build a balanced and solid portfolio over time by treating each deal like it needs to be a good one and never looking at it as another checkmark on the way to some random number of units.

However, I am trying to determine how to best utilize this information to generate quality leads/deals.  

The only catch is up until now, I have had to leave a good bit of money in my deals, but the ROI on the cash flow i'm generating is amazing.In your example with your 80k HELOC, I would probably use it to buy 2 really nice cash flowing properties, and then use the cash flow to recoup your money.

Im still finalizing the entire plan which goes over details such as executive summary, marketing plan, org structure, my team, geographical area, lead generation, and more.This particular post I hope to gain insight on factors that will lead to increase growth.

Some of the so-called experts also say that if the dam stops generating power (which it is contractually obligated to do at some water level, and we're not even close to that level), the river flow will quickly increase Lake Mead...The issue of how big a hit the Vegas area is going to take from current events, yeah, we're very concerned about that.
