Perhaps, but it is likely, and unlike many landlords I do not search for reasons to make a unqualified applicant fit.

They should still be able to give you a ballpark but a good lender will help you vet the properties in advance as you are looking to make sure they are a fit before you get under contract. 

So it sounds like I need to figure this initial involvement of the contractor as cost of analyzing deals. ...because if the contractor comes back with an estimate of repairs that is too high to make the deal attractive then I'd be out that fee for his service.

The loan limit was one of the reasons I was wondering if an LLC would be a better fit.
