The limiting factor is often the fact that the assets become too expensive at some point (say several hundred units) or in certain markets (like NY, SF, LA).

Hi, Meg - Waukesha county does not have nearly as many deals/cash flow comparing to Milwaukee, and since the appreciation factor is, generally speaking, significantly higher (outside of the city of Waukesha proper), it is much more difficult to find good deals.
