Sadly, many of them don't have younger relatives to provide them guidance and many times are scammed by predatory investors.   

If you are financing the purchase, the lender will also provide protection, you will get an inspection done to protect you and so on.

The fact that you shared its not just about making it easy to identify the purpose of the postcard easily but, its also a matter of staying top of mind when it is time.  

If you already own it and it was a personal residence that you don't want to sell providing you live somewhere in the area, have an interest and understanding of your local rental laws and aren't in California (the laws) or Florida (the possibility of assessments) then self management is a possibility.
