However, the house is a former duplex that has separate utilities, egresses, etc.On top of that I found out that the smaller frontage of the lot means that the municipality in which it's located probably is not amenable to allowing the lot to be split.

I ended up buying through a high quality TK provider last Aug and have had almost no maintenance and one side of the duplex is a 2 yr lease.

@Jenny Wall Congrats on a potentially good deal - first repairs are NOT the tenants responsibility in ANY rental - however....there are ways to add more of it to them in a lease option - in the lease portion you can usually ask they pay anything up to $x .... usually this is fairly small like $75-100 - however it will depend on your local judges and how they feel about this.

We planned to put about 30-40k into it to open up walls, remodel the kitchen and bathroom and possibly even add a bath.

I'm still a newbie with only my house hack/duplex going so far but we're not going to die from paralysis of analysis so I'm still trying to figure out a few of the data points for the calculators.
